Well-managed luxury pool villas in Bang Tao and Cherng Talay typically generate 8–10% net annual yield. Staylar targets 70–80% annual occupancy, rising to 85–92% from November through April. Net yield is calculated after management fees, maintenance, and all operating costs.
Staylar operates on a performance-based fee structure aligned with owner returns. Fee details are provided during onboarding consultation, as they vary by destination, villa type and management scope. There are no hidden charges — the monthly P&L statement itemises every cost.

Yes. Owner usage is pre-agreed during onboarding and protected in the management agreement. Many owners block 2–4 weeks per year for personal use. We recommend avoiding the highest-demand periods (Christmas/New Year, Chinese New Year) to maximise annual yield, but this is your choice.
Staylar uses real-time market data to adjust nightly rates based on demand, competitor pricing, local events and seasonal patterns. This means rates rise during peak demand and are optimised during shoulder seasons to maintain occupancy. The result is 15–20% higher revenue compared to static pricing.
Gross yield is total rental revenue divided by property value. Net yield deducts all costs: management fees, maintenance, insurance, utilities, taxes, and platform commissions. SKHAI always quotes net yield — the number that actually reaches your bank account. Beware developers who quote gross yield as if it were net.
Short-term rentals (under 30 days) in Thailand technically require a hotel license. In practice, enforcement varies by area. SKHAI structures all developments to operate within the regulatory framework, and Staylar manages compliance requirements on your behalf. This is something we handle from day one.
Third-party managers have no stake in your property value. Staylar is operated by SKHAI — the same company that built the villa. This alignment means we maintain the property to protect both rental performance and resale value. We also have direct cost control over maintenance, which third parties mark up. The result: higher net yield, better maintenance, and transparent reporting.
Staylar has an on-ground maintenance team in each destination. Routine maintenance is handled proactively between bookings. Emergency issues during a guest stay are resolved immediately by our local team. All maintenance costs are itemised in your monthly statement — no surprises.
Yes. Foreign owners can legally earn rental income from Thai property. Income is typically remitted directly to the owner’s bank account. Tax obligations depend on your country of residence and any double taxation agreements. SKHAI connects clients with trusted tax advisors familiar with cross-border property income.
From villa handover to first booking typically takes 2–4 weeks. This includes professional photography, listing creation across all channels, pricing calibration, and soft-launch period. Villas in established areas like Bang Tao often receive bookings within days of going live.
Staylar distributes across Airbnb, Booking.com, Agoda, VRBO, direct booking engine, and select luxury travel agent networks. Multi-channel distribution maximises exposure while dynamic pricing ensures rate parity across platforms. The direct booking engine reduces commission costs on repeat guests.
