Most rental management companies outsource the hard parts. Staylar does not. We built the system from scratch because we also build the villas — which means we know exactly what each property needs to perform. Multi-Channel Distribution
Your villa is listed across all major short-term rental platforms — Airbnb, Booking.com, VRBO — plus Staylar’s own direct booking engine and a network of luxury travel agents. Dynamic pricing software adjusts nightly rates in real time based on demand, competitor inventory, and local events. In peak season this alone adds 15–20% to gross revenue compared to fixed pricing.
Full Guest Management
Guests are screened before arrival. Check-in, housekeeping, concierge, and maintenance are managed by the Staylar on-ground team in each destination. Owners receive a dedicated dashboard showing live bookings, revenue, occupancy data, and maintenance status. Owner-use periods are agreed in advance and protected in your management agreement — your time in the villa is always reserved first.
Performance Benchmarks
Staylar-managed villas consistently achieve 70–80% annual occupancy across the portfolio. During the November to April high season in Phuket and Koh Samui, occupancy reaches 85–92% for well-positioned properties. Net yields of 8–10% after all fees and operating costs are the benchmark for a managed 3–4 bedroom pool villa in Bang Tao or Chaweng Noi.
